Q. Should we move out and rent some place?
A. Not necessarily. This is your home and unless there is a valid reason for moving we do not encourage our clients to move.
Q. Prices of homes have dropped so drastically. Am I going to owe on my home after a short sale?
A. Certainly not on the first mortgage. Many times not on the 2nd mortgage either.
Q. My foreclosure date is already scheduled. Is it too late to do something?
A. No. If we are negotiating a sale for you the lender most always extends the foreclosure sale date.
Q. How do I pay for your services?
A. You don't. Our fees are negotiated with the lender. When we successfully close a short sale, the lender pays our fee.
Q. Do you represent the lender?
A. Absolutely not. Our fiduciary responsibility is to you as our client.
Q. What is a hardship and do I qualify?
A. A hardship is usually a change in your life. Things such as job loss, pay cut, health challanges and divorce. Deciding you no longer want the house is NOT a hardship.
Q. I have not filed taxes, will this disqualify me for a short sale.
A. No. We have closed sales without the sellers taxes when there is a valid reason for the taxes not being competed.
